Building Survey: A Full Inspection

A building survey is basically an investigation and inspection of a property and services of a building in enough detail so as to allow a qualified surveyor to tell what effect the state of that building will have on a potential customer/holder. In the United Kingdom, building surveys are carried out by surveyors appointed by The Building Council. The most common types of building surveys are general, perimeters, and detailed surveys. A general building survey involves a thorough examination of the structure and contents of a building and their relation to each other. A surveyor may also be required to search for evidence of damage or defects in the structure. This could include looking for cracked or missing walls or ceilings, or evidence of wall decay or warping of the structure. A general survey will determine if a property meets all current safety standards.

A detailed building survey, on the other hand, concentrates more on inspecting a portion of a structure more carefully. It may involve an examination of only one wall or part of it or might include looking at other areas. For example, a survey report on the roof might examine the shingles, gutter system, attic, and other areas. Such reports are normally three pages and require more detail than a general inspection would. A thorough detailed inspection would also take into account any deterioration of the condition of the property’s foundation or walls.

There are many different types of building surveys. Some surveys are done by surveyors who are skilled in the use of special equipment and can complete the process using their skills and experience. Other types of surveys are performed by surveyors who are trained to use the equipment necessary to quickly complete the required surveys. Some building surveyors work independently and some are contracted by large building firms. Building surveyors who work independently usually do not charge more money for the services they provide as the cost of having a professional come in and do the work is offset by the time and money saved on manual processes.

Building surveys provide important information for a buyer or home buyer that is looking to purchase a home. The information provided by a survey helps a buyer understand how much a home is worth and any issues the buyer may have with the structure or the walls. It also helps the seller better understand why their property is priced the way it is and what to expect in terms of maintenance and repairs in the future. By providing the buyer with accurate and comprehensive information, a building survey becomes an essential tool in the buying process.
